Retire On Your Terms -- At Home
If you are 62 or older, a Home Equity Conversion Mortgage (HECM) can pay off your existing mortgage and give you tax-free access to your home equity -- with no required monthly principal & interest payments for as long as you live in your home. You retain title, the loan is FHA-insured, and neither you nor your heirs will ever owe more than the home is worth.
Illustrative only. Individual results vary based on age, home value, and current interest rates.
You paid down your home for decades. A HECM can help turn that hard-earned equity into the retirement freedom you deserve.
FHA-insured, HUD-regulated, and designed specifically for homeowners 62 and older. Here is what to expect from start to finish.
Choose how you receive your HECM proceeds -- a one-time lump sum, monthly tenure payments for as long as you live in the home, monthly term payments for a fixed number of years, a line of credit that grows over time, or any combination of these. Your specialist will help you match the right structure to your goals.
A HECM is not like any other loan. It is built around the unique needs of homeowners in or near retirement.
HECMs are designed specifically for older homeowners who want to age in place while tapping into their home equity. If the items on the right describe your situation, a HECM refinance may be an excellent fit.
Share a little about your situation and we will prepare a no-obligation illustration showing how much equity you could access, your payout options, and the projected costs -- all in plain language.
You remain the homeowner. A HECM is a loan, not a home sale. You keep title and can leave the home to your heirs.
Your personalized HECM illustration is on the way. A specialist will reach out within one business day.

Your information is secure and will never be sold. Submitting this form is not an application for a loan and does not obligate you to proceed.
HECM reverse mortgages deserve careful, honest conversation -- not high pressure. I will walk you through how the program actually works, what it costs, who it is and is not right for, and how it affects your heirs. If a HECM is not a good fit for your goals, I will tell you that plainly.
The straight answers to the questions we hear most often from homeowners considering a HECM.

Important HECM Disclosures: A Home Equity Conversion Mortgage (HECM) is an FHA-insured reverse mortgage available to homeowners age 62 or older. Completion of HUD-approved counseling with an independent counselor is required before the loan can close. HECMs are non-recourse loans -- borrowers and heirs will never owe more than the fair market value of the home at the time of sale. There are no required monthly principal and interest payments for as long as the home remains the borrower's primary residence; however, the borrower is responsible for paying property taxes, homeowner's insurance, HOA dues (if any), and for maintaining the home. Failure to meet these obligations, or ceasing to occupy the home as the primary residence, can result in the loan becoming due and payable and may lead to foreclosure. The loan becomes due upon the borrower's permanent move, sale of the home, or death. Interest accrues on the outstanding loan balance, and the loan balance grows over time. Consult a qualified tax advisor regarding your specific situation; this is not tax advice.
